[Nat Tel Co Instrument at the Junction] In reference to the Agreement with the National Telephone Company, the Chairman explained that it had been found preferable to drop the idea of an instrument at the "Junction", and he had agreed to sign the Wayleave for the posts and 'Crossings' simply, upon approval of the wording of the Agreement. This was confirmed, subject to review by the Company's Solicitor.
[Mr F Tyler, premises on the Wharf Dudbridge] The Clerk reported that Mr Frederick Tyler, son of the new Tenant of the House at Dudbridge, had called on him and expressed his willingness to pay £6..10..0 Rent per annum, for the buildings there, on a Lease of Five years, if this Company would spend £10 or £12 on the Buildings, He would like to have the option to renew the lease at the end of the five years.
The Committee considered the proposal, and directed the Clerk to inform Mr Tyler, that they were prepared to let him these buildings (not the stable loft over) at the rent he offered - £6..10..0 p annum on a lease of five years, and to give him back the rent of the first two years on condition that _he_ spends on them not less that £25..- to the satisfaction of the Clerk (Mr Snape) in the remodelling for his purpose as an Eating-house. The Committee left the arrangement, on the above basis, to the judgement of the Chairman and the Clerk, suspending for the present, the question of 'renewal' of the lease.
[Balance Sheet {Stock Mar 31^st each year)] It was ordered, with reference to the minute of the last Meeting, that a _Stock Balance Sheet_ be made out by the Clerk, at the close of the year - March 31 - (in addition to the usual half-yearly Statement of "Receipts and Expenditures") showing the assets and Liabilities of the Company at that date, for the satisfaction of the Committee.
